With over 35 years in real estate, James C. Perry, known to most as Jim, has earned a reputation as a trusted expert in 1031 exchanges. Backed by an MBA in Real Estate Finance and Entrepreneurship, he blends academic insight with decades of hands-on experience to help investors turn smart strategies into long-term success.
Jim’s journey began on Labor Day weekend in 1989 at a lakefront condo open house in Lake Tahoe, where a buyer offered to exchange his avocado grove in Temecula for the property. Drawing on his knowledge of 1031 exchanges, Jim helped close the deal and that first transaction set the tone for a career built on tax strategy, creative deal-making, and client education. “That one escrow shaped my entire career,” he says.
Since then, he’s helped countless investors from new buyers eyeing their first duplex to clients acquiring commercial properties across the U.S. What makes Jim invaluable is not just his knowledge, but his ability to simplify what’s often viewed as a complex and intimidating process. “One of the biggest myths is that 1031s are only for land-to-land exchanges or that homeowners can use them on primary residences,” Jim explains. “Neither is true, but misunderstandings like that hold people back from building long-term wealth.”
At his core, Jim is a teacher, whether he’s guiding agents and investors through risk, cash flow, tax strategy, or how a property fits into their life and long-term goals.
Some of his favorite success stories? A young college grad turned full-time investor who started with a fourplex and grew into a 31-unit complex or the retired fire station owner who went from local property to a multimillion-dollar industrial purchase in Kentucky. Jim and his wife, Vanessa, found their way to Apalachicola after what was supposed to be a quick vacation stop in 2020. “We were on our way to Biloxi and stopped here for a night. We fell in love,” he recalls. They used a 1031 exchange to purchase two local properties and soon after, Jim earned his Florida broker’s license.
